A Pre-Listing Inspection, also known as a Move-in Certified Seller Inspection, is an option for the seller of a property before listing the home for sale. The inspection report provides the seller a better understanding of the home prior to placing it on the market. This knowledge gives the seller the option of making any repairs ahead of time, avoiding buyers’ potential repair demands and related negotiations. Early identification of possible issues eliminates surprises and allows the owner time to make repairs in a controlled and cost-saving manner.

This inspection, also referred to as an 11th-Month Warranty Inspection, is performed for homeowners who recently purchased a new construction home. Builders are required to warranty their construction for a period of one year after the sale of the home. This Home Inspection and accompanying report will report on the visible conditions of the home and alert you to any deficiencies that will be in need of repair by your builder.
In order to take full advantage of the builder’s repair warranty before it expires, it is important that this inspection be completed prior to owning the home for 365 days.

A Pre-Drywall Inspection is conducted during a crucial phase of construction, just after major components like doors, windows, and roofing are installed, but before the drywall is in place. Our Certified Professional Inspector meticulously assesses the structural integrity, electrical wiring, plumbing, and insulation of your future home. This inspection uncovers any potential issues early, saving you time, money, and headaches down the road.

A New Construction Inspection is performed when a newly built home is ready for occupancy, before the builder conducts the final walk-through. This inspection offers you valuable information on the property and allows time for necessary repairs or upgrades before the transaction with the builder is finalized.
Our inspector will examine the exterior and interior of the home, including the foundation, walls, roof, electrical, plumbing, and HVAC systems. Our inspector will also test appliances to ensure they are functioning properly. If any issues are found, our inspector will document them in a report and recommend necessary repairs or replacements that should be completed prior to closing.

Mold in the home poses hazards, including respiratory problems and allergic reactions. Certain types of mold produce mycotoxins that can pose grave health risks if ingested or inhaled in large quantities. Mold can also produce odors and stains and damage the structure of the home and personal belongings. Addressing mold issues promptly through professional inspection and remediation is essential to mitigate these hazards and ensure a safe and healthy indoor environment.
Many times leaking pipes go undetected, and mold grows unseen for extended periods of time. Mold Inspection and Testing includes a thorough inspection of both the exterior and interior of the home to assess the risk of mold exposure. Our licensed inspector will implement the following professionally established procedures to test your residential or commercial building:
• Scan the structure for any visible evidence of mold or moisture, using tools such as infrared thermal imaging cameras and moisture meters;
• Inspect exterior conditions including grading, siding, indications of water intrusion interior walls, ceilings, and floors to identify areas more likely to have hidden mold;
• Inspect closets, under sinks, under stairs, around windows/doors, and any areas where water is normally present;
• Inspect HVAC systems and components;
• Check the attic or crawlspace if conditions within the living spaces suggest there may be a problem (water stains, visible mold, etc.);
• Take indoor and outdoor air samples, as well as perform tape-lifts as needed;
• Send samples to a nationally accredited laboratory for assessment;
• Provide the lab’s analysis of the samples;
• Issue a detailed report covering the lab findings, identify specific levels of mold or allergens to help with any necessary remediation, identify possible causes and conditions conducive to mold growth.

Radon is a colorless, odorless, radioactive gas that is the number one cause of lung cancer among non-smokers and the second leading cause of lung cancer overall, according to the EPA (Environmental Protection Agency). Radon is created when uranium in the ground breaks down naturally and escapes into the air, where it decays into radioactive particles. Typically, radon penetrates buildings through small cracks or openings in foundations undetected.
Since testing is the only way to determine a home’s radon levels, the EPA and Surgeon General recommend that home buyers, sellers, and remodelers test all homes. If consumers discover elevated radon levels—which the EPA estimates that nearly one in every 15 households do—the EPA urges them to take corrective measures, including the installation of a radon-reduction system.
Radon levels can vary from neighborhood to neighborhood and house to house. Even if your neighbor’s house tested at a low level for radon, it is still important for you to schedule your own assessment to ensure the safety of your family and occupants.
